New-build homes are valued 19% above resale

In the province of Barcelona, new-build square metres are valued at €4,070 and resale ones at €3,414: a 19% gap.

The gap explains why refurbishment features in every housing plan: the existing stock is vastly bigger than what gets newly built, and fixing it up costs less than raising it from scratch.

For an owner, that has a direct reading: renovating before selling doesn't always pay off, but a flat in move-in condition and one that needs work part ways in price by considerably more than the renovation actually costs.

There's also a real tax difference between the two, not just price: new-build pays VAT (plus stamp duty), while resale housing pays transfer tax. The rate isn't the same, so two flats at an identical final price don't cost the same to put through the notary.

For someone buying to live in, the question that actually matters isn't which is cheaper on average, but how much time and money it takes to get a resale flat move-in ready versus walking straight into a new one — the 19% gap doesn't include that reckoning.

The figure isn't drawn from listing prices: it comes from 1,010 real appraisals carried out in the municipality this quarter and collected by Spain's Ministry of Housing.

Appraised value is the conservative benchmark a bank uses to grant a mortgage. The price a sale actually completes at tends to run higher, and a city-wide average captures neither the floor, the lift, nor the state of the kitchen.

New-build homes are valued at €3,021/m², 25% above resale.

Among the twelve municipalities this paper tracks, Sabadell is the 10th most expensive to buy in.

Buying in Terrassa costs 5% less than in Sabadell

Where they do split is on yield: Terrassa returns 0.4 points less a year (5.0% versus 5.4%).

On rent, Terrassa signs at €765 a month and Sabadell at €869: a €104 gap across 1,457 deposit-lodged contracts between the two.

Comparing towns is useful for orientation, not for pricing. Within a single town, the gap between neighbourhoods is usually bigger than the one between these two.

Rent in Rubí is signed at €816 a month

The average rent from contracts with a deposit lodged this quarter — not what's asked for in listings.

The figure comes from INCASÒL and is calculated over 188 contracts with the deposit already lodged. In other words: rents actually signed, not prices asked for — the gap between the two usually runs to several dozen euros.

That's €321 a month less than Barcelona's average (€1,137).

It's the 7th most expensive of the twelve municipalities this paper tracks.

A standard residential lease runs five years if the landlord is a private individual and seven if it's a company, with rent updated against the index set by Spain's statistics institute (INE).

As a reference point, Spain's national average has historically moved between 15 and 25 years depending on the cycle.

Sant Cugat is the most expensive of the twelve municipalities in the area, and the most expensive to rent. Where those two rankings don't match is where the opportunities tend to sit.
