Average rent in Sabadell now stands at €869 a month, 65.5% higher than ten years ago. Measures taken so far have not stopped prices rising and supply is reported to have fallen.

Average rents in Sabadell reach a record high

The average rent in Sabadell has reached 869 euros a month, the highest level recorded. The figure is 65.5% higher than ten years ago. The rise has happened despite measures intended to contain prices and in a context in which a reduction in available supply is also being reported.

The rental market in many Catalan cities is under strong pressure because of high demand, limited available housing and difficulties in buying a home. In recent years, limits and rules on rents have been applied in stressed areas, but their effect also depends on how many flats come onto the market and on household income trends.

For tenants, the figure points to greater pressure when looking for affordable housing. For landlords, it confirms a market with strong demand, but also one that is more regulated and exposed to legal changes that should be monitored.
